Booking terms & conditions

These terms govern a booking made through Parkstay. They are between you and Homes UK Group Limited, acting for the park that owns or manages the home. Please read the cancellation section in particular: it is the one that costs money.

Last updated 28 September 2026

Making a booking

A booking is confirmed when you receive a booking reference. At that point a contract exists between you and the park for the stay described in the confirmation.

The lead guest must be 18 or over and stays for the whole booking. The lead guest is responsible for the party and for anything in these terms.

Prices are per home and per night, and include the changeover clean, bed linen, towels, parking for two vehicles and wifi. No cleaning fee is charged. Any dog fee is shown separately before you book, and there are no resort fees, booking fees or card fees.

Paying

A deposit of 25% of the total is taken on booking. The balance falls due six weeks before arrival and is taken automatically from the same card unless you tell us otherwise.

A booking made within six weeks of arrival is payable in full at the time of booking.

No damage deposit is taken.

Changing or cancelling

Free cancellation up to 28 days before arrival: the deposit is refunded in full and no balance is taken.

Between 28 and 7 days before arrival: the 25% deposit is retained and no balance is taken.

Within 7 days of arrival, or if you do not arrive: the full amount is due. We strongly recommend travel insurance.

To move a booking, contact the park. One move at no charge is normally possible more than 28 days out, subject to availability and to paying any difference in price.

If the park has to cancel — for damage, flood, loss of services or anything else that makes the home unusable — you will be offered an equivalent home, alternative dates, or a full refund, and we will pay any difference in price on an equivalent home at the same park.

Your right to cancel under consumer law

Contracts for holiday accommodation on a specific date are exempt from the 14-day statutory cooling-off period under regulation 28(1)(h) of the Consumer Contracts Regulations 2013. The cancellation terms above are what apply, and they are more generous than the law requires for the first month.

While you are there

Arrive from the time shown on the listing and leave by the time shown. Late departure without agreement may be charged at a further night.

The maximum party size on the listing includes children and infants and is a condition of the park licence, not a preference. Exceeding it may end the stay without refund.

No smoking or vaping inside any home. No parties or events. Dogs only where the listing says so, never on beds or furniture, and never left alone in the home.

You are responsible for damage beyond fair wear and tear, and for anything done by your party or your visitors.

Facilities on the park may be seasonal or occasionally closed for maintenance. Where a facility is a material reason for your booking, check with the park before you book; seasonal opening is shown on each park page.

If something is wrong

Tell the park immediately, while it can still be put right. Most problems are solved the same day. If it is not resolved, write to us within 28 days of leaving and we will investigate.

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. Beyond that, liability is limited to the amount paid for the stay.

Homes let by private owners

Some homes belong to individual owners rather than to the park. The booking is still made and held through the park, which handles the changeover and the meet-and-greet, and these terms apply in full.

Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may bring proceedings in your own courts.
